How Much To Pay Private Money Lenders

In this article, I will be covering a common question today and that question is, “How much should I pay my private money lenders?”

Another very similar question that is often asked is, “How much do the private money lenders charge?”

private moneyI hopped online and pulled up a few private money loans. Here I am going to show you specifically how they are structured. By looking at them, you can get a fair idea for what’s going on in the marketplace and how much amount is being paid to the private money lenders. I am going to show you some actual examples here I found online through public records. You can do the same when you learn these techniques.

 

  1. Example 1
    1. So here is the first one; and in the first paragraph you can see it is from Walter and Margaret, who are the private lenders. They lent $275,000 at 5% per annum and this was over a 5-year term. So its private loan of $275,000 for 5% per year for a 5-year term, and this is setup with monthly payments going to those private lenders.
    2. This is a real world example of private loans that has just been lent. This one is structured with monthly payments. Depending on how you structure your terms, you can structure quarterly payments, annual payments or depending on the deal, the interest could just accrue until the property is sold. But this one was for $275,000, 5%, over 5-year term – Pretty good money there.
  2. Example 2
    1. In this note $50,000 were lent as a private loan. It is at 8% per annum. You can see that the interest rate is 8% payable monthly. This was also over a 5-year term.
    2. Once you will start using this type of techniques – Getting Private Money through Public Records Online, you will see some private loans for over 5 years – 10 years, 15 years and even more; and some that are short term like 6 months, a year, 2 years and 3 years.
    3. At some places, the notes are actually recorded while at some other places they are not. Even if it doesn’t, that’s fine, either from the mortgage or deed to trust; you can pull the amount limit, the time frame and find out if it is a private loan.
  3. Example 3
    1. Robert Gray is the private lender here, who lent $100,000 at 5% per annum and this was over a 3-year term.

The above examples should give you an idea of how the private loans are being structured these days. Now there is a lie that many investors have chosen to believe and it is that you can’t get private money for less than double digit return. As you can see, with these private loans that we have just walked through, that lie has been debunked. It is false.

Yes! You can get private money lenders for 5%, 6%, 7% or 8% per annum.

The private money is definitely out there. It’s being lent right now in your own backyard and you can hop online too and learn how you can find those lenders through a resource that I am going to share with you in just a moment.

If you are at a point where you don’t have funding for your deals, I know how you feel. You probably feel a little bit frustrated. You don’t necessarily know what that next step is and I remember when I was first reading investing books, it made sense to be able to find a big deal, to be able to negotiate the deal. Everything seemed not only possible, but probable; but the funding pieces of the puzzle were something I really had trouble wrapping my mind around. But I learned some things and learned how to get private money from the deals. So if you have been feeling frustrated, then you don’t have to any more.
